Related Beal leverages a national real estate platform with expertise across all assets classes and storied local experience in life sciences, commercial and residential development, property management and real estate investments. Related Beal has developed, and is undertaking the development of, some of the most recognized buildings in the area including The Clarendon and One Back Bay, The Arlington, Converse World Headquarters, Lovejoy Wharf, The Beverly, Congress Square, Innovation Square, The Quinn, and One Kenmore Square. 

 

Related Beal is seeking a construction professional to join its property management team as an owner’s rep project manager (“OPM”).  As an OPM, this position is responsible for managing the construction of Related Beal’s commercial construction projects in our operational portfolio, with a strong focus on life science repositioning and Tenant Improvement fit-outs.  The successful candidate must possess the requisite education or work experience that will permit them be the day-to-day manager for the lifecycle of the project as well as have the interpersonal skills to collaborate and communicate with Related Beal’s in-house property management, construction, design, development, finance, leasing and marketing teams, tenants, vendors and outside consultants. This position is based in Boston. Responsibilities include, but are not limited to:

 

  • Assist team to formulate, manage and execute project scope, schedule and budget.
  • Perform daily on-site walk-throughs to ensure contract performance, safety compliance, and quality control to successfully deliver Related Beal’s commercial projects.
  • Interface with Related Beal’s on-site property management staff, tenants and clients to coordinate construction scoping, phasing and execution.
  • Build effective working relationships with clients and project team members.
  • Manage the day-to-day operational aspects of a project or portion thereof.
  • Strong ability to make decisions that consider schedule, budgets and lease obligations.
  • Team leader with excellent diplomatic and communication skills, able to handle and resolve conflicts effectively in a firm but fair manner.
  • Effectively communicate relevant project information to superiors.
  • Resolve and/or possess judgment to know when to appropriately escalate issues to supervisors.
  • Understand how to communicate difficult/sensitive information tactfully.
  • Administer document control procedures for all construction related documents.
  • Project Start-Up
  • Outline scope of work, budget and schedule with property management teams, owner and tenant(s):
    • Manage the scope review process.
    • Negotiate and review all general contractor contract and subcontractor documents and confirm the budget and project milestones.
    • Review general contractor and subcontractor compliance with project insurance requirements.
    • Review general contractor and subcontractor safety plans to ensure strict adherence to company safety policies and programs, including the ability to independently stop work for a safety violation or suspected safety violation.
  • Procurement/Fabrication
    • Review buy and project schedules, scopes of work, and subcontracts.
    • Review procurement and submittal logs to ensure general contractor, subcontractors, manufacturers and design team are meeting milestones. 
  • Meeting Management
    • Attend all schedule and management meetings necessary to monitor and manage the project, chairing as appropriate.
    • Meet regularly with supervisors and ownership team with project updates and milestones. 
  • Financial Management
    • Negotiate and review change orders in compliance with contract documents.
    • Manage and update project budget and schedule as / if needed.
    • Manage all requisitions and payments including lien releases to ownership and lender groups for timely payment to general contractors, subcontractors and design team.
    • Maintain monthly cash flow throughout the project, communicating issues proactively with tenant and/or ownership when reforecasts are necessary.
  • Project Closeout
    • Oversee general contractor in management of all permits and certificate of occupancy with all governmental agencies and requirements.
    • Request and review all necessary manuals and file all closeout documents in an organized manner for property management team’s record.

Qualifications

  • Minimum five (5) years construction management experience in the Boston Market, preferably in life science tenant improvement construction.
  • Renovation and lab conversion project experience a plus.
  • Bachelor’s degree in Construction Management, Engineering or applicable discipline and experience relative to project size/scope preferred.
  • Knowledge of architectural, structural, and MEP systems.
  • Construction/field experience and project management skills.
  • A mature professional with excellent judgment.
  • Exceptional communications skills (written and verbal) and intuitive interpersonal skills.
  • A highly entrepreneurial, self-motivated and results-oriented individual.
  • Strong time management skills, adaptable with ability to manage multiple priorities & meet deadlines, and keen attention to detail.
  • A team-based approach in routine communication, collaboration, knowledge sharing of ideas and experience among internal teams and external partners.
